Why
DOL regulates Washington real estate firms and their designated brokers, and holds authority over firm trust accounts. An investigation is active; each owner's complaint adds to it.
Before you start — you need a SecureAccess Washington (SAW) account
- Go to secureaccess.wa.gov. If you've used a WA state service before (vehicle licensing, ESD), you may already have an account — try "Forgot username" before making a new one.
- Log in → My Services → Add Service → add "DOL Professional and Business Licensing." It's added instantly.
- Click the service to open the DOL portal at professions.dol.wa.gov.
- Top nav → File a Complaint.
- Profession dropdown → select Real Estate.
- Complete the form; paste your written statement and upload your documents as files (the DOL cannot open links).
If you are filing from outside the U.S.: the DOL portal may block foreign IP addresses. If you see a "requested URL was rejected" page, use a U.S.-based VPN connection, or have a U.S.-based person assist.
What to write
A short, factual, chronological account: the date of your management agreement; what it required; that rent was collected from your tenants; that distributions stopped; the dates of your written demands; and the response (or lack of one). Attach your agreement and records.

After filing
You'll receive a case number. Keep it. The group tracks case numbers so filings can reference one another.
